Unless the roof is structurally unsound or the roofing material is well past its useful life, we can generally find and repair the roofing problem. But repairs are not cheap and they are generally over prescribed. If you are selling your home and are just trying to get by an inspection with the minimal of costs, a repair may do the trick. But passing on a poor roof to the new owners just starts the vicious cycle of doing half-baked work to get by.

The general rule of thumb is if you have more than 5-7 years of life left on the roof and the repair can be confined to a specific area and the cause is obvious, then do the repair. However, if your roof is getting along, or a leak or leaks have popped up out of nowhere, then maybe it’s time to think about a new roof.
