If you’re a home or business owner then it is likely that at some point you are going to need to hire a roofing contractor to perform residential or commercial work. One of the most important questions you can ask a potential roofing company is how will they protect you from liens, lawsuits and insurance claims?
Regarding construction liens, your best protection is to follow the
three points listed below:
Deal only with established roofing companies – 20 + years in business.
Work only with roofing contractors that have hourly paid employees and don’t use subcontractors.
Get a written wavier of lien from the material supplier.
If the roofing company you are interviewing cannot meet the above criteria, you may be leaving yourself open to a lien from the material supplier, subcontractors, or anyone one else who supplied or worked on your project.
Insurance is the next piece in the puzzle that must be completed before moving forward with a roofing contractor’s bid. Listed below are the four basic types of insurance all roofing companies must carry:

Performance Bond Insurance
Make sure you request a copy of the insurances listed above and that they are current. Professional roofing companies take pride in protecting their employees and customers from possible accidents or lawsuits. Roofing contractors can make all the promises in the world, but until you see in writing that you are protected from the risks associated with installing a new roof, don’t stop asking the above questions.
