… it’s time to take a look at your roof and its condition. Let us start at the beginning: What are the signs that I may need a new roof?
The obvious signs are missing shingles, curled or broken shingles, or lots of roofing granules in your gutters. You may also have stains on your overhangs or even on your home’s ceilings. Look at the penetrations and flashings to see if the rubber or metal is cracked or rusted.

Another predictor of a failing roof system are the homes around you. If your seeing new roofs being installed in your neighborhood on similar aged homes, you may be next in line. Remember, determining remaining roof life is hard to predict. Similar to car tires, you try to replace them before the beach trip ends in frustration. As with roofing, it’s much easier to install a new roof during the more preidictable weather of June then inbetween the rain and snow storms of January.
