1) Check to make sure the shingles have proper overhang at the gutters and eves so that water is not running behind the gutter or on the facia/barge boards.
2) Attic ventilation – check to make sure all roof vents are clear and debris has not blocked or clogged them. Check to make sure animals have not torn the protecting screening.
3) Inspect attic intake vents for blockage – check to make sure the vents are open and insulation is not blocking them.
4) Do an interior attic inspection for moisture. If you see signs of mold or recent water stains, or the air feels moist, this may require a roofing contractor to determine why and how to fix it.
5) Inspect all valleys for cracks or signs of extreme wear.
6) Inspect the entire roof for missing shingles and for areas of excessive granule loss.
7) Check gutters and downspouts for blockage and make sure they are clean and leak free.
8) Inspect all pipe flashings/vents/for cracks.
9) Check to see if shingles are curled, brittle or deteriorated.
